The IRS in The Wall Street Journal:  

"Cost Segregation is a lucrative Tax Strategy that should be used in almost every purchase of commercial real estate."

Did you know that Owners or Renovators of Commercial Property can gain an average between 15% to 35% of their investment (depending on the property style and time since their investments)? This is perhaps the fastest way to raise CASHFLOW without taking out a loan, and the money is yours so you don't have to pay it back! Restaurants, Hotels, and Manufacturing properties are on the higher end of the range, so that $4 million restaurant investment you made 5-15 years ago could be worth ~ $1 million in tax incentives.
Experts say the best time to get a cost segregation study performed is right after the purchase, and definitely before you do that year's taxes. However, if you didn't do this immediately, there's no time like the present. For example, if you purchased the property 5 (or even 15-20) years ago you are allowed to get a cost segregation known as a "Look-Back" or "Retroactive" study, and will be able to claim a "catch-up" tax deduction that will include all 5 (or 15) years of benefit in the 1st single year of the study. This can be very exciting for business owners or investors looking for a massive amount of cashflow!

The engineering-based Cost Segregation study investigates all of the property components sorting them into the various categories that have shorter depreciation lifecycles, as defined by the IRS. These include 5, 7, & 15 year lifecycles. In this manner, you extremely accelerate the depreciation, especially when this is further enhanced by "Bonus Depreciation", With Bonus Depreciation being phased out and reduced by 20% every year, that's another reason to get a cost segregation study run now!

If you just purchased a commercial property with the typical linear 39 year depreciation schedule, and you don't utilize cost segregation, you are allowing the IRS/government to essentially hold your depreciation/deduction money for 39 years, giving it back to you at approximately 2.5% per year. Your depreciation over the last decade will only be worth 3 to 7% of it's value today.

Further, are you even going to keep the property 39 years? If not, you are losing all the depreciation that was to come after you sell the property. The value of the money today is obviously worth so much more in a number of ways.
